I did the install set up by the book and finally got to where the gate closed.
I tested by swapping the actuator with a new one but it did the same thing again. It never did any thing till I activated the remote control and then it moved for another 3 seconds and stopped again with three beeps.
I worked good for a couple of weeks then the gate opened one day for about 7 seconds then stopped and beeped three times. I purchased a new control board for my mm660 gate and installation was easy and successful. Some models feature adjustable auto-close.
